Buyerlink

Buyerlink is a traffic generating program where you pay for the visitors that are directed to your site. We partner with another company that captures thousands of people searching for homes all over the country (through search engines as well as numerous other real-estate related websites).

They are able to take this traffic and distribute it to participating agents based on the specific area the visitor would like to search for homes in. Because this is a pay-per-click program, you only pay for the traffic that you actually receive. You also set a maximum monthly budget so that you are not sent more traffic than you would like to pay for.

Before someone can land on your website, visitors must go through a series of click-throughs to ensure that they are looking for homes to buy in your specific area.  They are therefore much more likely to give you their contact information than the average website visitor.

Pay Per Click (in general)

What is, and what isn't, Pay Per Click

A Pay Per Click program is any where traffic is delivered to your website, and you pay for each individual visitor that comes in directly through the program.  There are programs out there where you pay a set amount per month no matter how much traffic you receive.

This should not be confused with a PPC program, which is pay for performance (ie. you only pay for the traffic you actually receive).  PPC also means that you pay for the visitors that land on your site whether they leave an inquiry or not.  There are pay per lead programs out there (something many of my clients have tried without success and that I really don't recommend), and again, these should not be confused with PPC.

What kinds of PPC Programs are there?

There are a lot of different PPC programs available.  The one I have seen the best results from is, without a doubt, Buyerlink.  Having targeted traffic makes a huge difference in your return on investment, you'll see what I mean in a minute.

You are probably already familiar with another popular form of Pay Per Click (albeit a significantly more complicated one) that goes directly through search engines: Yahoo Search Marketing (previously known as Overture) and Google Adwords.

When you participate in one of these PPC programs, a link to your website will be placed somewhere in the sponsored ads of Yahoo or Google (the top two results and the links on the right-hand side of the page).  Placement is determined by keyword bidding (how much you are willing to pay per click for each keyphrase in your campaign), and in Google, by the click-through rate (how frequently your sponsored ad is actually clicked on).

PPC through search engines can be a valuable way to diversify your marketing IF you know what you are doing.  Both Yahoo and Google offer "marketing" assistance to plan a PPC campaign, but I am seeing repeated reports of people being taken advantage of (unnecessarily high bids under unrelated or super vague key phrases, etc).  Until I start hearing a better report, I would definitely not recommend utilizing these services (which they charge extra for, by the way).  Your best bet is to run these campaigns yourself, or find someone more knowledgeable whom you trust to help you.

The other problem I encounter with PPC through search engines (and similar websites) is a lot more click-on, click-off because the traffic is not necessarily targeted.  With any PPC, some click-on click-off is to be expected.  But when you are pulling up immediately on search engines, you will encounter a fair amount of people who clicked on your site just to see what it is-- people who are not necessarily looking for real estate or are not looking in your area, as well as other realtors scoping out the competition.

There will also be a fairly large percentage of people who click on your site only to realize it is not what they were looking for afterall.  This means you are still paying for all that looky-loo traffic and generate fewer leads for the same amount of traffic you could get elsewhere.  There are ways to more or less overcome these challenges, and with some target markets PPC through search engines may be the best way to go, but you can probably see why I say this is valuable IF you know how to use it, and it is definitely not for the faint of heart!
